Hurricane season is over. That's why now is the time to get on the vendor list.
Property managers vet contractors before an event, not during one. Why the off-season is when restoration and roofing vendors should get qualified.
The Atlantic hurricane season runs from June 1 to November 30. For most contractors, the months after it ends are when the phones go quiet, the crews catch up on backlog, and nobody is thinking about the next storm.
That is exactly why it's the best time to get on a qualified vendor list.
Nobody vets vendors in the middle of a storm
When a catastrophe hits a region, property managers and associations need contractors on site fast. What they don't have in that moment is time to check insurance certificates, confirm licenses, call references or review equipment lists.
So they call the vendors they already trust: the ones who were checked before the event. A contractor who starts the qualification process after landfall is competing for attention at the worst possible moment.
What the off-season gives you
Time to get your documents right. An expired certificate of insurance or a license renewal you missed can hold up an application for weeks. In the off-season you can fix it calmly.
Time for review. Qualification is not a form you submit and forget. Supporting documents are reviewed against program standards, and questions come back. That back-and-forth goes better when nobody is in a hurry.
Time to decide where you really want to work. It's tempting to tick every service category and every region. A short, honest list of what you can actually cover, with the crews and equipment to back it up, makes a stronger application than a long one.
A simple plan for the next 90 days
- This month: gather your company documents, licenses, certifications and a current certificate of insurance. Our CAT-readiness checklist covers the full list.
- Next month: inventory the equipment you own, write down your mobilization plan, and line up three references from completed commercial projects.
- The month after: complete your application, answer any review questions quickly, and keep your documents current from then on.
By spring, you're qualified. By June, you're on the roster.
Why it matters more than ever
Associations and property managers are under growing pressure to document how they choose contractors and how they manage recovery. A qualified network gives them a defensible answer. For vendors, being in that network means being part of the plan before the event, not chasing work after it.
Qualification does not guarantee assignments; those depend on the property, the contracts and availability. But it puts you in the position to be called.
Don't wait for the storm. Be part of the plan.
